预糊化淀粉是一种以天然淀粉为原料，经过变性改良而成。具有许多重要的性质，包括：溶液增稠性、良好水溶性、悬浮或与胶液稳定性、保护胶体作用、成膜性、保水性、黏合性能、无毒、无味、生物相容性、触变性等。在建筑工业中（保温砂浆、腻子粉、瓷砖粘结、建筑砂浆等）可使施工性能提高，同时生产成本则降低10-20%左右。
